Directions to property from:

Columbia, SC/Lexington, SC/Batesburg-Leesville, SC - take US Hwy #1 west thru Monetta, SC approximately 3 miles.  You will pass the Ridge Spring-Monetta High School on your left, then Old Shoals Rd. on your left.  The property entrance is approximately 50 yds past Old Shoals Rd. on your right and has a cable across the entrance at the For Sale sign.  An old mailbox is at the entrance to the property with an incorrect mailbox number of 3888, please disregard this number.
An alternate route from Columbia, SC is to take Interstate 20 west towards Augusta/Atlanta, Ga and turn onto Hwy. 39 (Exit 33, Wagner exit), then turn back right towards Monetta, SC (approx. 7 miles).  Turn left onto Hwy #1 in Monetta at Hartley's convenience store and go approx. 3 miles to the property on the right.
From Aiken, SC/Augusta, Ga/Atlanta, Ga. - Take the Hwy. #1 exit (Exit 22) on Interstate 20 east and go back left under I-20 headed east towards Lexington, SC.  Approximately 10 miles on the left is the property entrance, just past Vanest Drive on the left and before Old Shoals Rd. on the right.

Sale Price of $2,500.00 per acre is based on Buyer purchasing the entire tract.  Individual lots are not available at this time.

Approximately 780' of road frontage on Hwy. #1

Approximately 1,600' of water line has been installed from Hwy. #1 back to the cleared pasture area.  Water is on Monetta, SC city water meter and has four available spigots around the cleared pasture area.

A temporary service pole is installed near the pasture area, but not hooked up to power until SCE&G (South carolina Electric and Gas) installs a connecting power line.  They have inspected the property and recommended the best location for this connecting power pole to the service pole.

The main drive to the back of the property is alongside the right property line as viewed from Hwy. #1 (see photos and aerial view).  A second (not used) access road extension is located on the left side of the property as viewed from Hwy. #1.  This is the road the power company will come in on to install a powerline.

There is no water (ponds, creeks) on the property other than the water line from the water meter on Hwy. #1.

Property was appraised within the past two years at $80,000.00 and land is being offered for sale at a greatly reduced price to settle an estate closing.  Asking price for property at $2,500.00 per acre is predicated on selling the entire tract, advertised price is not negotiable.  Financing terms are available with $30,000.00 cash down and balance financed at $600.00/month for 37 months.  (Financed balance terms are $540.00 month applied to principle and $60.00 month applied to interest for 36 months and a final 37th payment of $600.00 with $40.00 applied to interest.)  Seller pays all closing costs if entire tract is purchased for cash.  Buyer agrees to pay all closing costs if a portion of the property cost is financed.
